Warranty Policy

1. Structural Warranty (7 Years)

  • Coverage: We provide a 7-year limited warranty on the main structural frame of the ADU, including the wall studs, roof trusses, and floor joists.

  • Protection: This covers significant defects in materials and workmanship that result in structural failure or compromise the safety of the unit under normal use.

  • Exclusion: Natural wood characteristics (such as minor checking, surface cracks, or slight color fading) are not considered structural defects.

2. Component & Finish Warranty (1-2 Years)

  • Windows & Doors: A 2-year warranty covers hardware failure and glass seal integrity.

  • Roofing Materials: A 2-year warranty against leaks caused by material defects (excludes storm damage).

  • Interior Finishes: A 1-year limited warranty covers flooring, interior wall panels, and built-in cabinetry against manufacturing defects.

3. What is NOT Covered (Exclusions)

  • Environmental Damage: Damage caused by flooding, earthquakes, extreme storms, or "Acts of God."

  • Improper Foundation: Structural issues arising from an unlevel or inadequate foundation provided by the customer.

  • Termites & Pests: Damage caused by insect infestation or rodent damage post-delivery.

  • Negligent Maintenance: Failure to re-seal or paint the exterior wood as recommended in the maintenance manual.

  • Modifications: Any unauthorized structural alterations or third-party electrical/plumbing work.

4. Customer Maintenance Responsibility

  • To maintain warranty validity, the customer must ensure the ADU is placed on a level, well-drained site.

  • Regular inspection and maintenance (e.g., checking roof gutters, ensuring no standing water around the base) are required.
